Why Investors Choose Lendlord for Bridging Finance
8 advantages that get your deal over the line faster

Direct Lender - No Broker Fees
We fund your deal directly, so there are no intermediary commissions and no broker fees. As a result, you save the 1-2% that others charge just for introductions.

High Leverage: Up to 90% of Purchase Price
Access up to 90% of the purchase price (up to 75% of market value). In turn, you put less cash in and scale your portfolio faster.

All-in-One Funding
Cover both purchase and refurbishment costs in a single, streamlined package. Because it is one loan, one solicitor, and one drawdown, you avoid separate facilities.

Strategic Flexibility
Purpose-built for “flips,” BRRR strategies, or closing funding gaps quickly. Moreover, our dynamic rate model adapts to your strategy and timeline.

Rapid Decisions
Receive indicative terms within minutes and Heads of Terms within hours. As a result, you can move quickly on time-sensitive opportunities before competitors.

Fast Auction Completions
Designed for auction purchases, with completions possible in 5-7 days. Therefore you meet strict 28-day auction deadlines with weeks to spare.

Comprehensive guides covering rates, eligibility, use cases, and the 28-day completion process
The Basics & How It Works
What is a bridging loan?
A bridging loan is short-term secured finance used to “bridge” a funding gap. Typically, terms run 1-18 months, secured against UK property. However, unlike mortgages (which take 6-12 weeks), bridging can complete in days.
Common uses:
- Purchasing at auction (28-day completion deadline)
- Breaking a stalled property chain
- Funding refurbishments on unmortgageable properties
- Securing time-sensitive opportunities
- Raising capital against existing assets
In short, Lendlord provides bridging loans UK-wide from £30k-£3M, with rates from 0.75% pm and completion from 5 days.

Apply online in 3 minutes - get indicative terms immediately
How does bridging finance work?
- Security: Secured against property (purchase, existing, or both)
- LTV: 50%-75% of market value, or up to 90% of purchase price
- Term: 1-18 months (typically 6-12)
- Interest: Quoted monthly - retained, rolled up, or serviced
- Exit: Sale, refinance, or other capital
- Retained: Deducted from advance upfront. No monthly payments.
- Rolled up: Added to balance, paid at redemption.
- Serviced: Paid monthly like a mortgage.
Our dynamic model therefore rewards shorter terms with lower rates.
28-day auction completion process
Once you win at auction, you exchange immediately and must then complete within 28 days (56 for conditional). Lendlord’s process is as follows:
- Apply online in 5 minutes, with indicative terms returned within hours (day 1).
- Heads of Terms issued and the valuation instructed (days 1-2).
- Once the desktop valuation returns, legals are instructed with dual representation (days 2-4).
- Funds are released as soon as legal due diligence completes (days 4-5).
In fact, we’ve completed in as little as 5 days, so you get 23 days of breathing room on a 28-day deadline.

Frequently Asked Questions
Quick answers to common UK bridging loan questions
Speed & Auction Timescales
How quickly can I get a bridging loan in the UK?
Indicative terms arrive in minutes, Heads of Terms in hours, and funds in as little as 5 days. In addition, same-day decisions are common for straightforward cases. As a result, we routinely complete within the 28-day auction deadline.

Lendlord’s fast-track approval vs the standard bridging process
Can I use bridging for auction purchases?
Absolutely - it’s our speciality. In fact, we’ve completed in as little as 5 days, well within the 28-day deadline. Pre-auction AIPs are also available.
Rates, Fees & Repayment
Are there early repayment charges?
No. Instead, our dynamic model rewards early repayment, because shorter terms attract lower rates. So there are no penalties whatsoever. See how rates reduce with shorter terms
How are rates calculated?
Monthly rates are based on LTV and term, so a lower LTV plus a shorter term means a lower rate. Typically the range runs from 0.75% to 1.08% pm. In addition, interest can be retained, rolled, or serviced. Try our rate calculator
Do you charge broker fees?
No, because we are a direct lender. As a result, there are zero broker fees, zero intermediary commissions, and zero hidden charges.
What if I can’t repay on time?
Contact us early, because we can often extend. This is also why a credible, evidenced exit strategy is required at application. Speak to Claire about your options
Minimum and maximum loan amount?
£30,000 minimum, £3,000,000 maximum. However, bespoke terms are available for larger loans, and there is no property value cap. Get a personalised quote
Eligibility & Credit
Can I get a bridging loan with bad credit or CCJs?
Yes, because we assess each case individually. While CCJs, defaults, and IVAs are considered, they don’t automatically disqualify you. Instead, the key factors are property security and a credible exit strategy.
Regulated vs unregulated bridging?
Regulated bridging is secured against your home, whereas unregulated covers investment property, typically with faster, more flexible criteria.
Can a limited company (SPV) borrow?
SPVs, LLPs and partnerships are all eligible to borrow. For example, one SPV client received a 48-hour decision and completed in 5 days.
Can expats or foreign nationals apply?
Foreign nationals and expats are welcome, because we have extensive experience with international borrowers. However, additional due diligence applies, and LTV may adjust slightly.
LTV, Loan Types & Documents
What is the maximum LTV?
90% of purchase price, or 75% of market value. Moreover, under 50% LTV gets our premium rate from 0.75% pm. Calculate your LTV

Worked example - a 9-month investor bridge at 70% LTV on a £92,000 purchase
Can I get 100% finance?
With additional security (cross-charge), yes. While a single property maxes out at 90% of purchase, we also fund 100% of refurbishment costs on top. Refurbishment bridging guide
What’s the difference between bridging and a mortgage?
Bridging runs 1-18 months, completes in days, and carries a higher rate. A mortgage, however, runs 25-35 years, takes 6-12 weeks to arrange, and carries a lower rate. In short, bridging is the sprint while a mortgage is the marathon.
What documents do I need?
Typically, you will need the following documents ready before you apply:
- Property Information
- Proof of Deposit
- Works Plan
- Passport Copy
- Utility Bill
- Latest Payslip
- Bank Statement

Upload your documents securely in the Lendlord bridging application
