Can I get a bridging loan with bad credit or CCJs?

Yes, because we assess each case individually. While CCJs, defaults, and IVAs are considered, they don’t automatically disqualify you. Instead, the key factors are property security and a credible exit strategy.

Regulated vs unregulated bridging?

Regulated bridging is secured against your home, whereas unregulated covers investment property, typically with faster, more flexible criteria.

Can a limited company (SPV) borrow?

SPVs, LLPs and partnerships are all eligible to borrow. For example, one SPV client received a 48-hour decision and completed in 5 days.

Can expats or foreign nationals apply?

Foreign nationals and expats are welcome, because we have extensive experience with international borrowers. However, additional due diligence applies, and LTV may adjust slightly.

What’s the difference between bridging and a mortgage?

Bridging runs 1-18 months, completes in days, and carries a higher rate. A mortgage, however, runs 25-35 years, takes 6-12 weeks to arrange, and carries a lower rate. In short, bridging is the sprint while a mortgage is the marathon.
