County Durham Bridging: Rural Lets First, Auctions Second
Only 1 of our 6 County Durham bridges bought an auction lot. Most backed private landlords buying or refinancing rural and ex-pit village homes.
County Durham · 6 deals · February 2024 to January 2025
4 of 6Durham borrowers were private landlords
Durham runs on buy-to-let.
Current terms
Bridging now goes up to 80% LTV
From 13 October 2026, Lendlord bridging goes up to 80% LTV. A below-market buy can still reach 90% of the purchase price.
What Durham borrowers use bridging for
Durham is not an auction market for us. 4 of the 6 borrowers were private owners, and most loans backed a buy-to-let plan.
Several files sit in Weardale. Rural stock there often fails a quick mortgage valuation, so a bridge holds the purchase until a lender is ready.
Speed was mixed. The fastest file took 13 days, while two others took close to a year. Ask why before you rely on a date.

Is a bridge the right tool for a Durham let?
For rural cottages and pit village homes, a bridge buys time a mortgage cannot. It also costs more and, on these files, often took longer to arrange.
Where it worked
- A home no lender would mortgage yet. Case B was a DL13 cottage with no kitchen or running water, and it was refinanced and repaid.
- Light borrowing when you want it. Case A borrowed £50,000 against a £700,000 purchase, a 7% LTV.
- A clean record. 6 of the 6 are repaid.
Where it cost more
- Slow starts. Three files took 219 days or more from application to funds. A tight purchase deadline would not have held.
- .
- Selling to repay. 2 files relied on a sale, which leaves the exit with the local market.

Leverage on Durham bridges, band by band
Durham borrowers kept leverage low. Three of the six files sat at 57% gross LTV or below, and none went past 75%.
| Gross LTV | Files | Refinance exit | Sale exit |
|---|---|---|---|
| Up to 60% | 3 | 2 | 1 |
| 61% to 70% | 2 | 1 | 1 |
| 71% to 75% | 1 | 1 | 0 |
One 2025 file let the home first and then refinanced; it counts as a refinance exit. Aggregated from Lendlord's own data.
Property educator Jamie York, who uses Lendlord for bridging, explained the leverage in a YouTube video:

How a Durham bridge gets repaid
3 of the 6 Durham loans ended in a straight refinance. Rural lets need a lender who will value them.
- Find the mortgage lender first. Some lenders turn down non-standard construction, private water or agricultural ties.
- Get the rent in writing. A letting agent's estimate supports the lender's stress test.
- Clear the licence. In a selective licensing area, the licence must be in place before you let.
- Refinance or sell. If no lender fits, a sale is the fall-back. 2 of our Durham loans ended that way.

How a rural Durham application moves to funds
Our process can fund from 5 days. Loans here ran slower, and three of them took 219 days or more.
- Identity and statements. AI reads ID, bank statements and any company papers in minutes and runs identity, sanctions and fraud checks.
- Exit under stress. At underwriting we test the remortgage or the sale before terms go out.
- Shared solicitor. Dual representation lets one solicitor answer title queries for both sides, which helps on old rural deeds.
- Offer to papers. The loan documents are generated once the offer conditions are met.
Rural titles add questions on water, drainage and access. Send those answers with the application so they do not hold up the offer.
The rent test on a typical local bridge
Take a £66,500 bridge at 1.08% a month for 12 months, interest rolled up and fees left out. The amount owing is about £75,000.
The rent test is that balance times 145% times 5.5%, divided by 12. That is about £500 a month. Recorded rent in Newton Aycliffe is £650, which supports about £98,000, so the rent clears the balance.

Durham fee detail against the wider deal set
Full fee lines are recorded on two of the six local loans. Their arrangement fees were 2% and 3%.

| Arrangement fee | 2% to 3% of the loan | Median 2% |
| Valuation fee | £550 (1 with no charge recorded) | Median £495 |
| Lender admin fee | £495 (1 with no charge recorded) | Median £795 |
| Lender legal fees (estimated) | £700 to £1,500 | Median £1,550 |
| Exit fee | None on these files | 2 of 272 |
| All fees as a share of the loan | 3% to 4.4% | Fixed fees weigh most on small loans |

Durham bridging FAQ
Do you offer auction bridging in Durham?
Yes, but it is a small part of our Durham book: 1 of 6 loans. Auction House North East sells Durham lots online, and we can give terms before you bid.
Is my Durham let in a selective licensing area?
Check the address on the Durham selective licensing page before you bid. Durham City is outside the scheme.
Will you lend on an ex-coalfield house?
Yes, with a clean mining search. We want the CON29M result before completion.

Who provides the service
Lendlord Limited, company 11973095, runs the landlord software. The registered office is Churchill House, 137-139 Brent Street, London, NW4 4DJ. The public name is Lendlord.
Lendlord Finance Limited, company 13696524, uses the trading name Lendlord Capital for bridging. It lends that loan itself. Mortgage and remortgage applications are a separate service.
Lendlord Finance Limited arranges those mortgages as an appointed representative of Windfall Limited. The FCA authorises Windfall Limited under firm reference 225908. The mortgage itself comes from a lender on that panel.
Lendlord Limited is registered for account information services, so a bank feed can be read with your consent. That registration is not permission to lend, and it is not permission to arrange a mortgage.
Bridging on this page is secured on property in England and Wales. Lending here goes up to 80% LTV. A below-market buy can still reach 90% of the purchase price.
