5 Landlord Compliance Apps Reviewed - Only One Covers MTD, Tax and Finance
Published · Updated
6 min read

Of five apps checked, four file MTD with HMRC and three track Renters' Rights duties. Only Lendlord adds mortgage, bridging and deal analysis in the same account.
Certificate reminders alone do not run a portfolio. Most landlords also need HMRC filing, bank records for rent, and a path to fund the next purchase. Compare the jobs each tool covers, and the ranking changes.
Lendlord publishes this comparison and is one of the five tools in it. Features for the competition come from each provider's own website on 8 October 2026. A cross means we could not find the feature on that site, not that it can never exist.
Who covers what: 12 jobs across five tools
Every tool here tracks certificate expiry. The gaps appear in Renters' Rights duties, tax filing and growth tools. Read the last rows first if you borrow or buy.

The first table is where dedicated compliance apps compete hardest. The second is where they stop. If your portfolio is a business that borrows, the last three rows decide the choice.
Checks and HMRC filing together
Keep compliance records where you file your tax

Certificates, tenant notices and rent records sit beside the MTD Hub, so the evidence and the quarterly update come from the same account.
Start with the Compliance HubInside Lendlord's Compliance Hub
The hub runs six checks against every property and tenancy. Each card shows how many properties need action and links straight to the record that fixes it. Open one card at a time and work down the list.
Eviction Readiness is the check most compliance apps do not have. With Section 21 gone, possession needs a legal ground and proof. The hub reads your bank feed and tenant messages, so missing records surface while you can still fix them. Rent reviews then flow into a Form 4A rent increase notice, and the Property Register tracker works out each let's regional deadline.
MTD is the part a compliance app cannot skip
Making Tax Digital for Income Tax applies to landlords with qualifying income over £50,000 from April 2026. The threshold falls to £30,000 in April 2027 and £20,000 in April 2028. Each landlord in scope sends four quarterly updates a year from HMRC-recognised software.
A spreadsheet alone will not file it
This is where a compliance-only app leaves a gap. You keep certificates in one place and rent records in another, then need a second product to file. In Lendlord, the bank feed that proves rent for Eviction Readiness is the same feed behind your quarterly update. More detail is on the MTD software for landlords page.
Finance in the same account
Investors refinance, buy at auction and bridge between deals. Premium includes in-app access to a mortgage broker and bridging quotes, so the next purchase starts in the login that already holds your compliance and tax records.

The Deal Analyser and rent valuations sit alongside them, so a purchase is modelled, funded and then kept compliant without moving data between apps. See current bridging loan terms before you bid.
How the competition presents compliance
These are the providers' own public pages. Each one leads with a single job: certificates, lettings or accounting. None pairs those jobs with finance.
What Lendlord covers as your portfolio grows
- First lets: the Compliance Hub tracks certificates, the Information Sheet and each Property Register deadline.
- Self-managing: Form 4A notices, Eviction Readiness and tenant messages sit on one tenancy record.
- In scope for MTD: bank feeds build your digital records, and the MTD Hub sends each quarterly update.
- Buying and refinancing: the Deal Analyser, broker and bridging quotes are a click from your records.
Each stage adds jobs, not another app. Plan the year's duties with the landlord compliance calendar.
HMRC's MTD director on the first quarterly update
Test it on your real portfolio before the next quarterly deadline. Load every certificate, link the bank account, and check what the hub flags.
Add your lets, see what the Compliance Hub flags, and connect the MTD Hub to HMRC.
