Property Register Tool for Landlords

Your deadline depends on where each property is
Registration opens region by region, starting with the West Midlands on 15 December 2026. Each region gets three months. The last window closes on 14 November 2027. Letting without an active entry can cost up to £7,000, and up to £40,000 for false information or repeat breaches.
The new landlord database in four numbers
The Private Rented Sector Database Regulations 2026 set the timetable and the fee. The Renters' Rights Act 2025 sets the penalties.

The Private Rented Sector Database is the government's new register of private landlords and their homes. GOV.UK calls the service Register your rental property. It covers assured and regulated tenancies on English homes. Scotland, Wales and Northern Ireland run their own landlord registration schemes.
You make two kinds of entry. First a landlord entry for you or your company. Then one dwelling entry per let home. A dwelling entry only works while your own entry is active.
Every entry renews each year, or it goes inactive. Changes must be updated within 28 days. Tenancy and safety details can follow within 28 days of the entry, and an agent can supply them. It is a separate duty from the new PRS Landlord Ombudsman.
Registration deadlines by region
The deadline follows each rental's postcode, not your home address. A portfolio across three regions has three deadlines.

Fill tenure, type, bedrooms, furnishing, licence and the gas, electrical and EPC dates.

Register yourself, then each home
When your window opens, copy the registration pack into GOV.UK. Pay £65 per property.

Save numbers and renewal dates
Add your owner and dwelling registration numbers, then the renewal date for each entry.
What GOV.UK will ask for
Schedule 3 of the Regulations lists the dwelling information. Tick off what you already hold.
What skipping registration can cost
The fee is £65. The penalties start at more than a hundred times that. Councils enforce the Renters' Rights Act 2025 rules.
Up to £7,000
For failing to register, or marketing or letting a property without an active entry.
Up to £40,000
For false or misleading information, or a repeat or continuing breach within five years.
A criminal offence
Giving false information can be prosecuted. Company officers can be personally liable.
Rent repayment and possession
The Act also links registration to rent repayment orders and to your ability to seek possession.
Lapsed entries
Miss the annual renewal and the entry goes inactive. That property is then let without an active entry.
Visible to tenants next
A later phase adds registration numbers on adverts and a public lookup for tenants.

Registration questions landlords ask
When do I need to register?
By the deadline for the region each property is in. The West Midlands opens first, on 15 December 2026, with a 14 March 2027 deadline. The South West closes last, on 14 November 2027.
How much does it cost?
£65 per property per year. You pay it when you first register, at each annual renewal, and if you reactivate a lapsed entry. The operator sets the fee, so it can change.
Do I register myself or each property?
Both. First a landlord entry for you or your company, then a dwelling entry for each let property. New properties take the renewal date of your existing active entries.
Do homes in Scotland, Wales or Northern Ireland need registering?
No. It covers English rental homes only. Scotland, Wales and Northern Ireland have their own landlord registration rules.
Can my letting agent register for me?
An agent or property manager can supply the tenancy and safety details within 28 days of the entry. The legal duty to register stays with you.
Is this the same as the Landlord Ombudsman?
No. The PRS Landlord Ombudsman is a separate scheme with its own rules. Joining one does not register you on the other.
