Why the Liverpool exit usually works

A purchase at £120,000, the median landlords on Lendlord model for Liverpool, bridged at 72% is about £86,500. A year at 1.08% a month, interest rolled up, leaves roughly £97,500 to repay.

Recorded Liverpool lets bring in a median £800 a month. Under a 145% cover test at 5.5%, that supports about £120,500 of buy-to-let lending, so the rent clears the balance. The home only needs about £650 a month.

The tighter side is value: about £130,000 after works for a 75% mortgage to repay the bridge.

Refinancing a Liverpool bridge

Rent is rarely the problem here. The valuation is.

  1. Get comparables early. Ask the valuer for recent street sales before the works finish.
  2. Keep the works to what lifts value. Kitchens and bathrooms move a terrace valuation most.
  3. Apply for the mortgage during works. Almost every file in the area refinanced, so lenders know the stock.
  4. Keep sale as a fallback. 1 Liverpool file sold instead.

Who provides the service

Lendlord Limited, company 11973095, runs the landlord software. The registered office is Churchill House, 137-139 Brent Street, London, NW4 4DJ. The public name is Lendlord.

Lendlord Finance Limited, company 13696524, uses the trading name Lendlord Capital for bridging. It lends that loan itself. Mortgage and remortgage applications are a separate service.

Lendlord Finance Limited arranges those mortgages as an appointed representative of Windfall Limited. The FCA authorises Windfall Limited under firm reference 225908. The mortgage itself comes from a lender on that panel.

Lendlord Limited is registered for account information services, so a bank feed can be read with your consent. That registration is not permission to lend, and it is not permission to arrange a mortgage.

Bridging on this page is secured on property in England and Wales. Lending here goes up to 80% LTV. A below-market buy can still reach 90% of the purchase price.
